INVESTMENT AND INDUSTRIAL DEVELOPMENT JOINT STOCK CORPORATION

Adapted from a state single member limited liability company, BECAMEX IDC is currently considered the "tycoon" of the industrial park industry segment in the form of an enterprise listed on HOSE with stock code BCM. Its core business activity is the investment and development of industrial parks, residential and urban areas, and transport infrastructures. Besides, it has subsidiaries operating in other fields including logistics, telecommunication, education, information and technology, pharmaceuticals, healthcare, sports, energy, and so on. Some of BECAMEX IDC’s outstanding projects are such as BAU BANG, VSIP BINH DUONG, BECAMEX BINH PHUOC, MY PHUOC INDUSTRIAL PARKS, BECAMEX CITY CENTER, ECOLAKES MY PHUOC.
Catching up on the capital flow shift and the reopening of international routes are paving the way for industrial park real estate to grow. There are 28 approved industrial parks with a total area of ​​8,900 hectares in 2021, a sharp increase compared to the previous two years. A total of 397 industrial parks were established, and 291 industrial parks are in operation with an average occupancy rate of 52.5%. In the first 6 months of 2022, the whole country has 13 industrial parks approved by the Prime Minister with a total area of ​​3,682 ha. Most of these industrial parks are located in Long An Province. 
Despite the strong increase in supply, the demand is still very large, as shown by the high occupancy rate, at 79% (North) and 83.6% (South), respectively. Notably, the supply in the South increased significantly (3,131 ha) compared to the North (254 ha). The ready-built factory market in the South also witnessed a strong increase in supply with about 1 million m2, while the North did not record any new supply in the first 6 months of the year. However, the opportunity is not for all businesses in the industry. At the end of the second quarter of 2022, the profit picture of the industrial park group has a clear difference between the group of enterprises with large commercial areas and the group of enterprises that have been filled.
Recently, BECAMEX IDC and joint venture partner WARBURG PINCUS have announced that they will build a cross-border e-commerce center with a scale of 75 hectares. The project includes many components such as a high-tech factory area, an extension warehouse, a bonded warehouse, a showroom, and an office. This is one of the major strategic projects, aiming to build a supply chain integration ecosystem, creating a highlight to attract investment. Especially, VSIP, the largest joint venture of BECAMEX IDC in cooperation with SEMBCORP GROUP, is planning for an IPO. This IPO is quite awaited when the real estate industry in industrial parks is assessed as having very potential. This promises to bring BECAMEX IDC abundant cash flow.
